Prestigious One Property Management, LLC is in partnership with a team seasoned real estate Investors and agents that purchase homes for prospective buyers rather than purchase random houses on the market. Employed clients that need credit assistance, who are willing to follow certain steps of credit repair can get financed within a one year lease term. Some Investors will go up to two years. We also help clients find the home of their needs. We walk our clients through all the necessary steps to understanding the lease and purchasing process. We help our clients prepare or repair their credit to be able to purchase a home with ease.

Terms & Agreement

We research your credit, income and employment situation to find out what approach to take and what you can afford to pay monthly to place you in the home of your choice. We determine what steps apply to your needs particularly. We (investor) advise you of the necessary credit steps you will have to complete to purchase. Upon client agreement, ALL clients will be required to sign a contract agreement to these terms. You tell us the amount you can afford to pay down. We (investor) give you the amount our investors would be willing to pay for a house for you then you find a house within that range. Investor will check the condition and value of all property involved for their own security. Once both parties agree (client & investor). You bring the earnest money (most times $1000). We (investor) make the offer and purchase the house. At the time the loan closes on the property you will be responsible for the agreed down payment minus the earnest money. You move in providing the house doesn’t need repairs. If repairs are needed, Investor will secure all necessary repairs unless otherwise agreed between client and investor. This starts the 1 to 2 year lease purchase agreement (whichever the client & investor have agreed to. During the term of the lease you will be required to follow the specific steps of credit repair agreed to for the purchase process to go as planed. By the end of the lease you are required to use the Cipher LLC Mortgage consultants to acquire a mortgage loan to purchase said property from the investor as agreed. You close on the property and everyone is happy and satisfied!
